History of Courtyard by Marriott

  • Founded: 1983
  • Founders: Marriott International (internal development)

Marriott launched Courtyard in 1983 as its entry into the emerging select-service segment, a category between full-service hotels and budget motels. The first Courtyard opened in Atlanta, Georgia. The concept offered business travelers a consistent, quality room, a functional workspace, and a restaurant serving breakfast and dinner, but without the cost structure of full-service amenities like room service and large ballrooms.

The timing was right. Business travel was expanding through the 1980s, and many markets lacked moderately priced options with national brand consistency. Courtyard grew quickly through the late 1980s and 1990s, becoming the template for the select-service category that competitors including Hilton's Garden Inn and Hyatt Place later emulated.

The brand's Bistro restaurant concept, introduced in 2008, replaced a traditional restaurant with a flexible lobby-centered cafe serving Starbucks coffee, establishing the public space model now standard across select-service hotels. Courtyard's lobby became a work and social space rather than just a check-in point.

Courtyard expanded internationally through the 2000s and 2010s, particularly across Europe and Asia Pacific, becoming the largest Marriott brand by property count in many markets. As of 2026, the brand operates approximately 1,300 hotels across more than 60 countries.

The brand has continued evolving its guest room and public space design through periodic refresh programs, maintaining the business-traveler focus while modernizing for contemporary expectations around connectivity and casual working space.

Courtyard by Marriott Sustainability & Ethics

Courtyard operates under Marriott International's Serve360 sustainability platform, which commits the parent to net-zero emissions by 2050. Properties implement Marriott's energy, water, and waste standards, including the elimination of single-use toiletry bottles.

The brand holds no independent sustainability certification. Marriott publishes an annual sustainability report with verified emissions data covering all brands.

Courtyard by Marriott Recalls & Controversies

Courtyard operates primarily through franchised properties, which has periodically generated scrutiny when individual franchisees face labor or service issues. Responsibility for on-property employment rests with franchise owners, though the Marriott brand absorbs reputational impact. The brand has not faced systemic controversies beyond those affecting the parent company, including the Starwood-era data breach consequences.
