History of Kerzner International Holdings Limited
Sol Kerzner built resort businesses in southern Africa before expanding to the Bahamas. In 1994, he acquired the Paradise Island resort and redeveloped it as Atlantis. The project established the marine-themed integrated resort concept associated with the brand.
Kerzner later developed Atlantis The Palm in Dubai with local partners. Heavy debt led to a restructuring completed in 2012. A Brookfield-managed fund assumed ownership of the Bahamian resort assets in exchange for approximately $175 million of debt. Kerzner also sold its 50% interest in Atlantis The Palm to Istithmar World for $250 million while continuing under management and brand arrangements.
The company moved its center of operations to Dubai and expanded Atlantis and One&Only. Atlantis The Royal opened in Dubai in 2023. Additional Atlantis projects have been announced for the Maldives and Saudi Arabia.
Controversy, Regulation & Public Scrutiny
The 2012 restructuring followed high leverage and transferred major real-estate assets away from Kerzner. The completed transaction is why current descriptions must not state that Kerzner owns Atlantis Paradise Island. Hospitality projects also face local planning, environmental, gaming, and labor regulation in each market.
